We successfully delivered a comprehensive refurbishment and reinstatement project at Unit 11 Francis Way, Bowthorpe Park Industrial Estate, returning the end-of-terrace industrial unit to a high-quality, compliant and market-ready condition.

The project was undertaken following the end of a lease, with works focused on reinstating the unit to Indurent’s standard specification while incorporating key compliance improvements and EPC upgrades. The completed refurbishment has enhanced the overall quality, efficiency and flexibility of the warehouse and office accommodation, providing a modern space ready for future occupation.

PROJECT SCOPE

The refurbishment works were designed to reinstate the unit, improve compliance and enhance the overall condition of the facility. Our works included:

Full strip-out of the existing tenant fit-out
Internal redecoration of walls and floors throughout the unit
Replacement of carpets and vinyl flooring
Installation of a new fire alarm system to meet Part M requirements
Installation of emergency lighting throughout

Complete LED lighting upgrade across the building
EPC improvement works, including installation of air conditioning to office areas
Removal of the existing gas supply
Delivery of landlord compliance and white box works

The project was delivered under a JCT Minor Works Contract over a three-week programme, with careful planning and coordination ensuring the refurbishment was completed efficiently and ready for future occupation.
